Home Warranty vs. Paying for Repairs in Idaho (2026)

NerdWallet, in research updated March 2, 2026, reports the average monthly fee for a home warranty plan is $73, which comes out to $876 a year, from quotes across 19 companies in different states and ZIP codes. This Old House Reviews, in a study updated 06/17/2026 built on over 4,000 quotes from 13 companies across all 50 U.S. states, puts the average at $56 a month, or $672 annually, with a typical range of $47–$82 per month or $564–$984 per year. Two credible 2026 pricing studies land in different places, and averaging them would hide why.

The roughly $200 spread comes from sample size, company mix and home size, and both figures precede any service fee.

Service fees are the second premium. This Old House reports $75 to $125 per technician visit; NerdWallet puts them around $108 on average, and lists American Home Shield at $100 or $125 per claim, Choice Home Warranty at $100 per claim and Select Home Warranty at $75–$100 per claim. American Home Shield's own site advertises a plan starting at less than $1 a day but posts no tier prices without an address and ZIP code.

Idaho Code § 41-114A(2) exempts the marketing, sale, issuance and administration of a service contract from the provisions of title 41, Idaho Code. Title 41 is the state insurance code, so a home service contract sold here is not regulated as insurance and the Department of Insurance is not your backstop.

Idaho Code § 41-114A(1) defines a service contract as a paid agreement to repair, replace or maintain property when an operational or structural failure comes from a defect in materials or manufacturing or from normal wear and tear. Idaho Code § 41-114A(3) keeps those contracts under the Idaho Consumer Protection Act, chapter 6, title 48, Idaho Code, so complaints go to the Attorney General's Consumer Protection Division.

That wear-and-tear boundary is the coverage line. Per This Old House's regulation explainer updated 04/19/2026, home insurance covers items damaged by incidents such as theft, fire or storms, while a home warranty covers items that fail from normal wear and tear. Neither covers the other's failure mode.

For scale, Insure.com with Quadrant Information Services puts the average cost of home insurance in Idaho at $2,224 per year against a $2,543 national average, for a standardized $300,000 dwelling, $100,000 liability, $1,000 deductible policy, updated August 4, 2026. A warranty premium is a fraction of that, and it is buying a different risk entirely.

A year with one claim costs the annual premium plus a service fee: premiums average $672 per This Old House’s 2026 research and $876 per NerdWallet’s, and service calls run $75–$125 per visit per This Old House. Every additional claim adds another service fee on top. Here is what those dollars otherwise buy.

A warranty loses on small repairs by design. It flips only on compressor-class failures at $1,000–$3,000 or more, a full system at $5,000–$12,500, or two large failures in one year. Check the per-system dollar cap, because caps commonly sit below $12,500 and This Old House notes premium-efficiency projects in larger homes can exceed $22,000.

Grades differ: NerdWallet and This Old House are quote studies; Thumbtack is quote data from pros bidding for work. As a modeled cross-check, Homewyse's May 2026 data puts a 40-gallon gas tank replacement at $1,586–$1,843 installed. Read them side by side, and resist the urge to average.

The median year a housing unit was built in Boise City is 1987, margin of error plus or minus two years, per the Census Bureau's 2024 American Community Survey 1-Year Estimates, Table B25035. Ada County's median is 1999, about a decade newer, because county growth is suburban new construction. Boise's housing stock is old enough that the odds of a big failure are genuinely elevated.

Table B25034 from the same release shows 81,481 of Boise City's 111,396 housing units were built before 2000, or 73.1%. That percentage is a QuestTracking calculation from published Census buckets, not a Census-published figure: 21,670 + 14,767 + 20,166 + 7,346 + 6,951 + 4,557 + 6,024 = 81,481.

A home at Boise's 1987 median is running original or first-replacement systems in 2026; a Meridian, Eagle or Kuna new build near the county's 1999 median is not. That is what tilts the warranty case toward Boise proper.

In a January 2026 Pollfish survey of 2,000 homeowners for This Old House Reviews, 90% of home warranty holders said their provider approved their claim, nearly 4% were denied and 6% were pending. About 83% were satisfied or very satisfied with their current plan, and nearly 89% were satisfied with the outcome of their most recent claim.

The asterisk: respondents were current plan holders who had filed a claim within the past five years, so homeowners who cancelled after a denial are underrepresented. Read 90% as the experience of people who stayed.

Self-reported spend in that survey runs above both quote studies. Nearly 54% paid annually at average rates around $1,200, with total costs ranging $500–$1,500 per year; among monthly payers, $200 was the most frequently reported charge. The most commonly reported service call fee was $75, and dissatisfaction rises noticeably once fees exceed $150 per visit.

• Worth pricing: a pre-2000 Boise home on original HVAC or a tank water heater, or a household that cannot absorb a $1,000–$3,000 compressor bill in cash.
• Probably not: new construction under builder warranty, or savings deep enough to cover a $206 appliance repair without thinking.
• Read the cap: per-system limits decide whether a $5,000–$12,500 HVAC replacement is covered or merely discounted.
• Read the fee: above $150 per visit is where surveyed policyholders' satisfaction drops off.
